Fire Watch is a temporary safety measure used when a required fire alarm, sprinkler or other fire-protection system is impaired, unavailable or otherwise unable to provide its normal level of protection. Fire Watch personnel maintain an active presence, patrol designated areas, watch for fire and life-safety hazards, document activity and follow established notification procedures if an emergency is identified.

Miami-Dade requirements depend on the type and duration of the fire-protection impairment and the direction of the Chief Fire Official or other Authority Having Jurisdiction. Current county provisions state that an impaired required fire alarm system for four or more hours within a 24-hour period, or an impaired fire-protection system for ten or more hours within a 24-hour period, can require a standby Fire Watch. The fire authority may also require Fire Watch in other circumstances when life-safety conditions warrant it.

If your required fire alarm system becomes impaired, contact your fire-alarm service provider and determine whether the local fire authority requires Fire Watch coverage. In Miami-Dade, an impairment lasting four or more hours within a 24-hour period can trigger standby Fire Watch requirements. Viking Defense can provide dedicated personnel to patrol the property and document activity when approved for the assignment.

An impaired sprinkler or other fire-suppression system should be addressed immediately by the appropriate licensed contractor. Miami-Dade provisions state that when certain systems are taken out of service, contractor personnel must remain on site while work is underway or an approved Fire Watch may be required. An impairment lasting ten or more hours within a 24-hour period can also trigger standby Fire Watch requirements.

Fire Watch generally continues until the impaired system has been repaired and returned to normal operation and any applicable requirements of the fire authority have been satisfied. The exact duration depends on the nature of the impairment, repair timeline and instructions from the Authority Having Jurisdiction. Do not discontinue a required Fire Watch solely because repairs appear complete; confirm the applicable release requirements first.

A Fire Watch officer maintains a dedicated safety presence and follows the procedures established for the property and assignment. Duties may include scheduled patrols of designated areas, watching for smoke, fire or other hazards, checking high-risk locations, documenting observations and immediately following site notification and emergency procedures when a potential fire or life-safety concern is identified. Fire Watch personnel should not be assigned unrelated duties while performing a required standby Fire Watch.

Where Fire Watch is being used to meet a code or fire-authority requirement, staffing and procedures remain subject to approval by the applicable Chief Fire Official or Authority Having Jurisdiction.

To help us evaluate your Fire Watch request quickly, have the property address, type of system affected, time the impairment began, areas of the property affected, current occupancy, expected repair timeline, site contact information and any instructions received from the fire department, fire marshal or service contractor.
